NFIP flood insurance generally has a 30-day waiting period before coverage begins, so you can’t buy a policy when storms are in the forecast and expect it to cover them. Coverage bought in connection with a new mortgage or loan closing can start right away, and there is a special exception for flooding caused by post-wildfire conditions on federal land when the policy is bought within 60 days after the fire is contained. Private flood policies may have shorter waiting periods.
In Colorado, the highest flood risk usually runs from spring snowmelt through the summer thunderstorm and monsoon season, so the best time to buy is well before May.
